1. Choose Your Property\n\nBrowse listings and identify a property that meets your requirements. Your agent will arrange viewings and provide a comparative market analysis.\n\n## 2. Sign the Memorandum of Understanding (MOU)\n\nOnce you agree on a price, both parties sign an MOU (Form F) through a registered broker. The buyer pays a 10% deposit to a trust account, which is held securely until transfer.\n\n## 3. Obtain the No Objection Certificate (NOC)\n\nThe seller applies for an NOC from the developer, confirming there are no outstanding service charges. This typically takes 5-7 days and costs AED 500-5,000.\n\n## 4. Transfer at the DLD\n\nBoth parties (or their POA holders) attend the Dubai Land Department (DLD) or a Trustee Office to complete the transfer. The buyer pays the remaining balance, and the 4% transfer fee plus admin fees are settled. The title deed is issued within 30 minutes.\n\n## 5. Receive Your Title Deed\n\nThe DLD issues the title deed in the buyer's name. For off-plan properties, you receive an Oqood (pre-title deed) until the project completes.\n\n## Costs Summary\n- DLD transfer fee: 4% of property value\n- Admin fee: AED 580\n- Brokerage fee: 2% of property value\n- Trustee office fee: AED 4,200\n- NOC fee: AED 500-5,000
